Buying and selling a property

 How much will it cost?

Freehold

The exact price which you will pay will depend on a variety of factors including the value of the property, however, we aim to offer an average range of fees for our legal fees in completing the sale or purchase of your new property.

The fees below are only for references.  We do not charge any hidden fees and advise that you contact us to obtain a more accurate quotation which applies your own circumstance before instructing us.

Freehold

  • Buying: £1,000.00 – £4,500.00 + VAT
  • Selling: £900.00 – £4,000.00 + VAT

Leasehold

  • Buying: £1,200.00 – £4,500.00 + VAT

Properties over £1M will usually be charged at 0.5% of the purchase price.

  • Selling: £1,000.00 – £4,000.00 + VAT

Additional factors which may influence the costs include; defective titles or unregistered property, failure to provide crucial documents upon request, the involvement of additional parties, unforeseen delays.

What will be included?

Our costs when purchasing a property will typically include taking instructions and advising on the process, checking finances are in place for the purchase, carrying out searches, reviewing and advising on contracts as well as mortgage documentation (where applicable), making any necessary enquiries , agree a completion date, exchange contracts, ensure the relevant funds are in place and complete the purchase.  We will also deal with registration at the Land Registry and the payment of Stamp Duty Land Tax (Stamp Duty) if the property is in England, or Land Transaction Tax (Land Tax) if the property you wish to buy is in Wales.

When it comes to selling we will obtain necessary documents from Land Registry and management pack from managing agents (if leasehold property) and provide then to the purchase to deduce title.

All disbursements will be payable in addition to our fee for carrying out the work.

Disbursements

Disbursements are costs related to your matter that are separate to our legal fees for dealing with your matter and are payable to third parties, such as the Land Registry.  We handle the payment of the disbursements on your behalf to ensure a smoother process. Below you will find a list of disbursements which are likely to be incurred:

  • Management company’s fees for leasehold properties

How long will it take?

It is difficult to provide an exact time frame for a property transaction as there are many factors which could have an influence, however, the average matter takes 4 to 8 weeks. It can be quicker or slower, depending on the parties in the chain.  We will discuss with you your matter and the timescale at the outset and will always strive to meet your expectations.

Re-mortgaging

How much will it cost?

  • Freehold £700.00-£1,500.00
  • Leasehold £850.00-£2,000.00

What will be included?

We will be acting for your mortgage lender as well as yourself.  We will be investigating title and reporting back to the lender.  Discharge existing mortgage if applicable.  Dealing with management companies and the landlords for leasehold properties.  Post completion works, such as registering the charge with land registry.

Disbursements

  • Search fees – between £250.00 and £500.00 depending on local authority.
  • Land Registry searches- £3.00 per copy

Up to 4-5 weeks, depending on how quick we would obtain searches
